We invest equity funding for value add and planning opportunities across the UK.

Deal Criteria

Planning Opportunities

  • ​Option/Promotion agreements and unconditional purchases

  • For an unconditional purchase we will consider:

    • Existing income producing assets with a planning uplift opportunity

    • Sites that are allocated within the local plan

    • Sites with an existing planning consent

  • All asset classes considered with a preference for:

    • C3 residential

    • C2 extra care

    • Mixed Use

    • PBSA

  • UK wide major cities

  • Up to 24 months to gain planning

  • Exit - sale

  • The ability to deliver a minimum residual site value of £3m+

  • Minimum 3-year track record of deliverability

  • 10% equity contribution

LP Funding Structure

  • Up to 90% of equity requirement

  • Preferred Equity

  • Ticket size up to £500k

Funding is allocated for acquisition costs, professional fees, and CAPEX costs.

Borrower Requirements

As well as considering LP investment opportunities, we will also consider direct acquisitions as GP.​
